The Real Estate Market Comparison data between 2010 and 2011 for Mat-Su Valley AK is in.  Mat-Su Valley fared well for 2011 overall and the real estate market in Alaska did not suffer as much as the lower 48 during that time. According to Alaska Multiple Listing Service statistics 1,146 homes sold in the Palmer-Wasilla area last year which is a 7 percent increase from 2010′s 1,071 homes sold; this is a reasonable increase and shows a positive trend.  The current inventory of homes is 492 which is a little less than last year in January.  When looking at the number of sales in 2011 and the current inventory, there is about a six month supply of homes for sale; this is significant as the National Association of Realtors found that when the number of months of supply is less than six, the market is stable.  Although the market is not exactly in this category, it has ‘flattened out’ somewhat over the lower price ranges.

Average days on the market has slipped a little by increasing from 83 to 85, while average sales price has decreased by 2 percent from $224,036 in 2010 to $220,458 2011.  Number of homes on the market has decreased from 2,586 to 2,480 and homes under contract has increased from 1,102 to 1,158 when comparing 2010 to 2011, respectively.

Mat-Su Valley AK’s Point MacKenzie Rail Extension project to move to next phase

constructionMat-Su Borough and the state of AK are planning on going to the next phase in construction for the rail extension project to Point MacKenzie.  Last month, the borough took bids for the construction of the first five miles of the extension that would start from the Point MacKenzie end; project manager, Joe Perkins, reported that the lowest bid was from Bristol Construction at around $17 million to do the job.  At an open house last Wednesday night, the railroad indicated that they would need an estimated $180 million from the state out of the $220-300 million that was estimated for the overall project.  The borough hopes to have two more segments up for bid next month and all but one of their permits are in place.  And as far as the design plans are concerned Perkins noted that they are about 60 percent done and the final design is slated to be released this summer.
