Kristi Tanner of the Kristan Cole Team

The Kristan Cole Team is excited to feature another one of their key team members–Kristi Tanner.  Kristi is a valuable part of the team, recently receiving some praise from new homeowners she’s assisted.  Jeff and Grace Sherouse are the proud owners of a new home in Wasilla AK and expressed the following about The Kristan Cole Team and Kristi’s help in getting them through the process successfully:

Hello Kristan and Team,

I am a little overdue on getting this thank you to you, but buying a new home and moving takes a lot of the time away to say a simple thank you for all your hard work on making the move smooth. We have been hard working on our new home and it has been fun.

I would like to thank Kristi Tanner for putting up with us as we look at homes. Her dedication to helping us made it pleasant even when the time got short for me and my work. But we made the dead line and the relief of the stress was lifted.

I will recommend you to anyone who asks who we used to make this move and find a home with our interest first. Again thank you very much and we hope to do business with you in the future should we start looking for a home again.

Palmer AK City Council Approves Improvements for Ice Arena

The Palmer City Council approved plans for spending more than $800,000 on improvements to the ice arena in a meeting last month.  The need for these improvements arose from The North American Hockey League’s Avalanche club requesting to move to the City of Palmer from their former location in Wasilla, AK.  Facility requirements for the league include upgrading the arena’s seating to accommodate a minimum of 1,500 people, new lighting and speaker system, added locker rooms, office space, restrooms, and 20-feet more room on the west side of the arena.  With all of these and other improvements done, the city will be entering into a five year contract with the Avalanche team; the 27 home games scheduled per season will generate more sales tax revenue due to ticket, and food and beverage sales, thus boosting the local economy.

Now is the Time to Buy in Mat-Su Valley AK

You need to a flashplayer enabled browser to view this YouTube video

Even if you missed out on the first time home buyer credit this year, it is still a fabulous time to buy in Mat-Su Valley AK.  The current real estate market offers great values and especially low mortgage rates.

Consider the following benefits to buying a home this year:

  • Market showing signs of stabilization. The end of 2nd Quarter Residential Market update for the Mat-Su Borough revealed that sales were picking up, and the market is showing signs of stabilizing.
  • HomeSteps program: for added security in your new home. HomeSteps SmartBuy Purchase Program is a nationwide purchase program from a real estate sales division of Freddie Mac.  For all eligible HomeSteps homes, they are offering a two-year HomeProtect Home Warranty and a HomeProtect Appliance Discount (save up to 30% on appliances).  More on this program at homesteps.com.
  • Mortgage Rates are low. Howard Nugent of Premiere Mortgage reported: “If you look at the current historically low rates against the backdrop of what used to be considered a “good” rate (e.g. 6%), you’re really getting an amazing deal. For example, rate buy downs typically cost about 1 point for a 0.25% savings. So to buy down from 6% to 4.5% would cost you approximately 6 points, which is 6% of the loan amount; on a $200,000 loan, that’s $12,000. Conceptually, today’s low rates are a gift and should be seen as a huge incentive to purchase.”  Mortgage rates are hovering near the lowest level in decades and have stayed at or near record lows since the middle of April of this year.
  • The Kristan Cole Team is here to assist.  No matter whether you are first time homebuyer, looking for investment property, or looking for another home to meet your needs, The Kristan Cole Team offers the personalized support needed to see you through a smooth purchase.
